Access Statement

Introduction

Beacon Cottage is a Grade II listed mid terrace stone cottage. It was built between 1800 – 1837 which dates somewhere around the late Georgian/Regency period. The property has access to the front directly off Castlegate and also access the rear garden path from Castle Road.

We have tried to provide as much information as possible in this statement, if you have any queries please do not hesitate to contact us.

Pre-Arrival

    • We have an extensive website, with details of facilities available and pictures of some rooms.
    • Bookings / enquiries can be made directly from the website via email, or via telephone or by letter.
    • All guests are provided with written directions to the cottage if requested (available in different font size and dyslexia friendly font if required).
    • The nearest bus stop is in Eastgate – 600m away.
    • The nearest train station (Malton) is 8 Miles away; taxis are available from the station or there is a bus service to Pickering from the from the bus station opposite.
    • The nearest RADAR toilet is in The Ropery car park - 300m away.
    • A travel cot and high chair are available, please ask when booking. Other baby equipment is available for hire from a local company, please ask for contact details.

Arrival & Car Parking Facilities

    • There is on street parking at the front (no dropped kerb).
    • The pavement is level to the front door.
    • Access to the cottage is also available from the rear. There are steps up from Castle Road to the rear garden path of the property. For guests arriving this way full directions will be provided.

Main Entrance & Reception

    • The main entrance is the front door from Castlegate. The key for this door is issued to our guests on arrival.
    • The front door is 75 cm x 182 cm, with the hinge on the left. The keyhole is 75 cm high.
    • There is a step 7 cm high & a weather board of 1.5 cm high across the length of the threshold.
    • The front door opens into a small lobby area (94 cm x 94 cm). There is a mat inset into the floor at the front door. The ceramic tiles are of contrasting colour.
    • The lobby area opens into the living room. There is a light switch in the living room on the right hand side of the door leading to the dining room.

Public Areas - General (Internal)

    • There is fitted carpet throughout the cottage it is light brown in colour & is short pile.
    • Smoke alarms are fitted in the dining room and on the landing outside the bedroom doors.
    • Keys to the back door, boiler shed & storage/bicycle shed are kept in the wall cupboard in the kitchen.

Lounge

    • Door from the lobby to the lounge is 79 cm wide and 197 cm high.
    • There is a two seater settee and 2 separate tub armchairs. There is also a floor standing reading lamp and two small coffee tables. The chairs, settee and tables are movable. There are a number of non-feather cushions available.
    • There is a digital TV/DVD (Freeview) with remote controls.

Dining Room

    • Door from lounge is 75 cm wide and 185 cm high.
    • Rectangular table which is 74 cm wide x 120 cm long with 67 cm clearance under the table.
    • There are 4 dining chairs available.
    • A traditional drying rack is suspended from the ceiling.
    • There is a CD/Radio player.
    • The staircase leads off the dining room. The first 3 steps are on a curve, with the narrowest point on the left – with the widest point (45 cm) on the right.
    • There are then 7 steps up to the first floor landing, 25 cm deep x 22 cm high.
    • There is a handrail at 90 cm above the treads.
    • There light switch on the left hand side at both the bottom & the top of the stairs.
    • The top landing (upstairs) is 67 cm x 80 cm.

Laundry

    • There is a front loading washing machine available in the boiler shed in the yard. A drying rack is stored in the cupboard under the stairs.

Outdoor Facilities

    • Exiting through the back door, from the kitchen, there is a yard and small garden area.
    • This door is 78 cm wide x 182 cm high, with the keyhole at 105 cm. There is a step down which is 17 cm high.
    • The yard is laid in concrete and slopes gently away from the cottage. Patio furniture and BBQ are available for guests to use.
    • The yard leads to a concrete path which leads to a small lawned garden area. This path slopes and is uneven. Extra care should be taken, especially in wet or icy conditions.
    • A storage/bicycle shed is available for use. It is on the right next to the gate at the end of the garden path and marked No. 13 on the door.

Upstairs Bedrooms

Bedroom 1

    • There is a step up into the bedroom 20cm high. The door is 73 cm wide x 182 cm high - hinged on the right.
    • There is a metal double bed 4' 6" wide. The bed is 56 cm from floor to top of mattress.
    • All bedding is cotton or percale with non feather pillows and quilt.
    • The space to the left of the bed is 78 cm wide.
    • The space to the right of the bed is 140 cm.
    • The main room light has a switch to the right of the door.
    • There are two separate bedside tables and reading lamps available by each side of the bed.

Bedroom 2

    • There is a step up into the bedroom 22 cm high. The door is 66 cm wide x 182 cm high - hinged on the right.
    • There are two pine single beds. The beds are 48 cm from floor to top of the mattresses.
    • The distance between the beds is 37cm.
    • All bedding is cotton or percale with non feather pillows and quilt.
    • There is a shared bedside table and lamp available in between the beds.

In both bedrooms, additional bed linen is available.

Bathroom

    • The bathroom is on the ground floor and is accessed from the kitchen.
    • The light switch is on the right hand side of the door in the kitchen.
    • The door is 78 cm wide by 184 cm high. The lock is a bolt style lock & is 156 cm from floor.
    • The toilet seat is 42 cm high - the space to the right is 18 cm and 184 cm to the front. The wash basin is 80 cm high. The bath is length 130 cm and 58 cm wide.
    • There is an adjustable thermostatically controlled shower available over the bath. Maximum height 190cm, minimum height 150. The shower head can also be hand held. The room also has a wall mounted heated towel rail.
    • There is a mirror above the wash basin incorporating a shaver point.
    • There is an extractor fan which activates when the light is switched on.
    • The floor surface is Lino.

Self-Catering Kitchen

    • There is a stone step 6 cm high down into the kitchen from the dining room. It is the original step and is worn along the outer edge.
    • The door is 75 cm wide by 182 cm high, hinged on the right, opening into the dining room.
    • Worktop height is 90 cm.
    • The sink is 90 cm high with cupboards underneath.
    • The gas hob is 90 cm high. The electric fan oven door drops down and incorporates the grill.
    • The integrated fridge is under the work surface with the small ice box at 70cm and the highest shelf is 52cm.
    • A microwave is available.
    • Crockery and pans etc are in the cupboards beneath the work surfaces. Glasses and cups etc are in the wall cupboard.
    • The light switch is on the right hand wall by the dining room door. There is an extractor hood over the hob which is operated with buttons on the front.
    • A fire blanket is hung on the wall to the right of door to the dining room.
    • The flooring is lino.
